Why Do Columbarium Projects Often Lack Sales Teams?

Recently, many clients have been adding me on WeChat after reading my articles on Zhihu. Most of them ask the same question right away: “Can you recommend a good sales team?”

At first, I was happy to refer the sales teams I knew. But soon I noticed that these collaborations rarely worked out. The reason isn’t that sales teams are too busy—in fact, many often reach out to me asking for good projects. Yet, when I make introductions, the two sides just can’t seem to reach an agreement.

But this is only the surface of the problem. The real issues lie deeper.

Let me use two analogies to explain the situation:

  1. The dynamics of dating.

  2. The high betrothal gifts in Jiangxi province.

Think of projects as the woman, and sales teams as the man.

First, why might a woman fail to find a good partner? Common reasons include: she isn’t attractive, has a poor figure, a bad temper, immature mindset, or is too picky.

Now, back to projects. If a project has poor design, planning, or packaging (unattractive), a bad location (poor innate conditions), no unique selling points, no clear sales strategy (immature mindset), and offers low commission rates (too picky)—how many “suitors” (sales teams) would be interested?

Similarly, if a sales team lacks ability, has little industry experience (no good job), no notable cases to show (not handsome), no insightful sales strategies (uneducated or shallow thinking), and still demands high commissions—how many “partners” (projects) would be willing to work with them?

In short: If you don’t have much to offer, going on blind dates won’t help much.

Second, let’s talk about why betrothal gifts are so high in Jiangxi. Our province doesn’t have a large population, but it sends the most migrant workers out of the province. Many Jiangxi people only return home for the Chinese New Year, which leaves only a few days for matchmaking and marriage. I have friends who went on a blind date one day, got engaged the next, and married the day after.

With such limited time, the easiest thing to evaluate is the betrothal gift. How much the man offers reflects his overall capability. Whether the woman is willing to accept a reasonable amount shows her understanding and flexibility.高端设计图片 (13)

The situation between projects and sales teams is similar.

Usually, within the first three sentences of a discussion, the question arises: “What’s the sales commission rate?”

For a good project, the commission rate should be relatively low. Why? Because a high-quality project requires distinct features and attractive offerings, which come at a higher cost.

A good product doesn’t need a genius salesperson! If even an average salesperson can sell the Buddha Columbarium units, the project owner can dictate the commission terms.

For the sales team, finding a good project is key. Even if the commission is slightly lower, high sales volume can still make it worthwhile.

What salespeople care about is how much they can earn—not the profit margin. High margins are meaningless if units don’t sell.

I’m a busy person, and I often hesitate when people ask me to recommend sales teams. I know it’s likely going to be a waste of time.
