How to Find a Sales Team for Temple Columbarium Sales?

The marketization of temple columbarium projects has been around for over 30 years, and I have been in this industry for 17 years. As a salesperson at a Columbarium manufacturing factory, I might be one of the people who has seen the most temple columbarium sales projects.

In my spare time, I enjoy writing articles and sharing them online. Recently, I've noticed that many people have read my articles and added me as a friend. This makes me very happy, so I've decided to write more about my thoughts in the hope that more people will find them helpful.

Later, I realized that many developers and sales teams focus too much on one issue during negotiations: the commission rate. It seems like nothing else matters beyond this point.

Perhaps it’s because I’m an observer?

I believe that for developers, the key is to build a high-quality project and create products that are easy to sell. If the conversion rate is high when salespeople bring clients, the income of the sales team will naturally increase. In such cases, a lower commission rate is reasonable. After all, what salespeople care about is not just a conceptual ratio but their actual income.

The questions developers should focus on are:

  1. What kind of project do we want to create? For example, what cultural foundation should the project have?

  2. How can we reflect this culture? Through Feng Shui, culture, stories, architectural style, products, or services?

  3. What kind of service can we provide to our customers? How can we better serve them?

  4. What kind of sales team do we need, and what unique advantages can we offer them that other projects cannot?

So why do developers always focus solely on commission rates?

Perhaps it’s because many developers enter this industry after hearing that it is profitable. They think that as long as they invest, they can make a lot of money. So, they partner with a temple, create a planning chart, and then find a sales team. Once the team starts selling, the developer can sit back and earn money with little to no investment.

I’ve seen many such developers, but very few of their projects achieve good results.

Now, let’s talk about sales teams.

  1. Many sales teams immediately ask if they can be the general contractor. They think that as the general contractor, they can do nothing themselves and simply recruit one or two teams to handle the sales while they collect money.

  2. They only focus on the commission rate. In reality, the commission rate has little to do with the actual income. A high commission rate usually means the product is difficult to sell. If it were easy to sell, why would the developer offer such a high commission?

  3. I suggest that sales teams should instead discuss sales strategies, planning, and ideas. Don’t be afraid that others will learn your methods. There is a big gap between knowing and doing, and that gap is where the value of a sales team lies.

In the end, neither developers nor sales teams should waste too much time arguing over commission rates. Instead, they should focus on "how to make the pie bigger." Only when the pie is big enough will everyone get a larger share.天仙设计图 (27)
